DSCR stands for Debt Service Coverage Ratio. It measures whether a property generates enough rental income to cover its mortgage payments.

The Formula
Monthly Rent ÷ Monthly PITIA = DSCR
PITIA = Principal + Interest + Taxes + Insurance + HOA

Yes — this is one of the biggest advantages of DSCR loans. You can close in an LLC, LP, or corporation name for liability protection and portfolio building.
What income documents are needed for DSCR?
None related to your personal income. Lender typically needs a lease agreement or rental market analysis (1007 form) to verify projected rental income.
Can I use short-term rental income (Airbnb, VRBO)?
Yes, on select DSCR programs. Short-term rental income is calculated differently — we use 75% of the gross rental income shown on platform statements.
Is DSCR available for first-time investors?
Yes — DSCR ACE and DSCR Plus specifically allow first-time investors. No prior landlord experience required.
Can I do a cash-out refinance with DSCR?
Yes, cash-out refinance is available on DSCR loans. LTV limits apply. Great for pulling equity to fund your next acquisition.
