Commercial loans qualify primarily on the property's income (DSCR) and the borrower's creditworthiness and net worth. Personal income is less critical — the property's ability to service the debt is the primary focus.
What is DSCR and what ratio do lenders require?
Debt Service Coverage Ratio measures net operating income vs debt payments. Most conventional commercial lenders require 1.25x DSCR minimum. Some bridge lenders will go below 1.0x for value-add scenarios.
